When preparing a Comparative Market Analysis (CMA) or Home Evaluation, I will determine the value of your property by taking into consideration a number of factors; historical sales data, pricing trends in your neighbourhood, current market conditions and local expertise.

In addition to the the above information when  rendering a home evaluation  there are objective characteristics to consider as well. 

Simply put,  you need factual information about the home. Square footage, location, garage type and size, finished or unfinished basement, lot frontage, age of the home, any current updates and the quality of the finishes.

The CMA process will give you a better idea of your property's market value,  and is one of the first - and essential! - steps as you prepare to sell your home.
